So, How Much Does Carpet Cleaning Cost?
For many of the Sammamish and Eastside homes I clean, professional carpet cleaning typically falls somewhere in the $300–$700 range.
Smaller jobs may cost less, while larger homes, stairs, heavily soiled carpet, pet treatments, or additional areas can increase the price.
After cleaning carpets in this area for 40 years, I’ve learned that square footage alone doesn’t always tell the whole story. Room sizes, carpet condition, stairs, furniture, and the amount of cleaning needed can all affect the final cost.

🏡 Why Carpet Cleaning Prices in Sammamish Vary So Much
Two Sammamish homeowners can call about “carpet cleaning” and be describing completely different jobs.
One might have three lightly used bedrooms and a hallway that have been cleaned regularly.
Another might have a large family room, several bedrooms, two flights of carpeted stairs, heavy traffic areas, a dog and a few years of accumulated soil.
Those jobs shouldn’t necessarily cost the same.
Some of the biggest things that can affect the price of professional carpet cleaning include:
- how much carpet is being cleaned,
- room sizes,
- stairs and hallways,
- the overall condition of the carpet,
- the amount of spotting or staining,
- pet-related problems,
- how long it’s been since the last professional cleaning,
- and whether additional treatments are actually needed.
That’s why I’m cautious about websites that give homeowners one “average carpet cleaning price” without knowing anything about the home.
An average doesn’t tell me what’s in your house.
📏 The Amount of Carpet Being Cleaned Matters
This is probably the most obvious factor.
Cleaning two bedrooms isn’t the same job as cleaning most of a large Sammamish home.
But even room count can be misleading.
A small bedroom and a large great room are both technically “one room,” even though the amount of carpet and work involved can be very different.
That’s why, when you’re comparing quotes, it’s worth understanding how the company defines the areas being cleaned rather than looking only at the number of rooms advertised.
🪜 Stairs Can Affect the Price
Stairs deserve a separate mention because they require considerably more hands-on work than an open room.
Every tread and riser has to be addressed individually, and stairs are often among the most heavily traveled carpeted areas in the house.
If your Sammamish home has one or more flights of carpeted stairs, make sure they’re included when you’re requesting a quote so you’re comparing accurate numbers.
🐾 Pet Problems Are Different From Routine Carpet Cleaning
There’s also a major difference between cleaning carpet in a home that happens to have a dog and treating actual urine contamination.
Normal pet hair, tracked-in soil and everyday pet-related wear are part of ordinary carpet cleaning.
Urine contamination can be a different situation entirely.
If urine has penetrated beyond the carpet fibers and into the backing or pad, properly addressing the problem may require additional treatment.
That’s why I don’t like automatically adding a “pet treatment” simply because someone owns a pet.
The question should be whether there’s a problem that actually needs treatment.

This is where I think homeowners need to be careful.
You’ll find advertised carpet cleaning prices that look incredibly inexpensive.
You’ll also find companies positioned at the premium end of the market.
Neither price by itself tells you whether you’re getting a good value.
A low advertised price may be completely legitimate—but you need to understand exactly what it includes.
For example:
How many rooms or square feet does the advertised price cover?
Are stairs included?
Is ordinary spot treatment included?
Is there a minimum service charge?
Are there additional charges that are likely to be added once the cleaner arrives?
Those questions matter much more than the number in the advertisement.
⚠️ The Cheapest Advertised Price Isn’t Necessarily the Final Price
I’ve been in this industry long enough to see plenty of carpet cleaning advertising built around getting the phone to ring.
There’s nothing inherently wrong with running a special.
The problem comes when the advertised number creates an expectation that bears little resemblance to what the homeowner will actually pay.
A very low introductory price isn’t particularly useful if most customers end up purchasing several additional services before the job is finished.
That’s why I think the better question is:
“What am I actually going to pay to have my carpet cleaned properly?”
That’s the number you want to compare.
And if one quote is substantially lower than the others, I’d simply ask why.
Maybe there’s a perfectly good reason.
But make sure you’re comparing the same amount of carpet and roughly the same level of service before deciding one company is a bargain and another is expensive.

This is where carpet cleaning gets interesting.
You’re not really buying “a guy with a carpet cleaning machine.”
You’re paying for the result—and for the judgment of the person producing it.
After more than four decades in this business, I can tell you that carpet doesn’t always present straightforward problems.
A dark traffic area might be heavily soiled.
It might be physically worn.
A spot might be removable.
It might be permanent discoloration.
A pet odor might be primarily in the carpet.
It might extend into the pad underneath.
Knowing the difference can prevent you from spending money on treatments that aren’t likely to accomplish what you expect.
That’s one reason experience matters to me.
When I clean residential carpet, I personally do the work. You’re not booking with me and then having an unknown technician arrive at your Sammamish home.

I’d also want to know:
Who’s actually coming into my home?

Will they treat my home carefully?
Is the price straightforward?
Would I feel comfortable calling them again?
Those things are harder to reduce to a dollar amount, but they’re often what determines whether you feel like you received good value when the job is over.

After 40+ years, I’ve found that taking good care of people is a much better long-term business strategy than trying to maximize the value of a single appointment.

Instead, they’ll schedule an in-home appointment where a representative evaluates the carpet and presents several levels of service—sometimes packaged as something along the lines of Silver, Gold and Platinum options.
There’s nothing inherently wrong with offering different levels of service.
The question I’d ask is:
“Can you give me a reasonable idea of what this is going to cost before someone comes to my house?”
If the answer is no, I’d want to understand why.
I’ve seen situations where the initial visit becomes much more of a sales presentation than a straightforward carpet cleaning estimate, with homeowners being encouraged toward increasingly expensive packages.
That doesn’t necessarily mean the company does poor work.
But it’s a very different business model from mine.
🏡 An Estimate Shouldn’t Feel Like a High-Pressure Sales Appointment
If you’re comfortable having someone come to your Sammamish home and explain several service packages, there’s nothing wrong with choosing a company that operates that way.
Personally, it’s not how I like to do business.

💡 Three Questions I’d Ask Before Agreeing to an In-Home Carpet Cleaning Estimate
If a carpet cleaning company won’t discuss pricing until someone comes to your home, I’d ask three questions before scheduling the appointment:
1. Can you give me a typical price range for the amount of carpet I have?
They may not be able to give you an exact number without seeing the carpet, and that’s understandable. But they should be able to explain how their pricing works.
2. Is the person coming to my home primarily there to clean my carpet—or to sell me a package?
That’s a fair question.
3. What additional services could increase the price once you’re here?
Pet treatment, specialty spotting and other legitimate services can affect pricing. You simply want to know what those possibilities are before the appointment.
The goal isn’t to find a company that promises the lowest number over the phone.
The goal is to avoid this situation:
You thought you were shopping for one price, and once someone was standing in your home you discovered you were actually shopping for something completely different.

Are stairs included in the quote?
Are there additional travel or service charges?
Is there a minimum charge?
Are there services the technician is likely to recommend once they arrive?
There’s nothing wrong with charging appropriately for additional work.
The important thing is knowing about it.
A quote that’s $75 cheaper doesn’t save you $75 if another $150 in expected services gets added after the technician arrives.
🐾 Understand the Difference Between Routine Cleaning and Special Treatment
There are also legitimate situations where additional charges make sense.
Pet urine is a good example.
Cleaning ordinary carpet in a home with a dog isn’t the same thing as treating urine that has penetrated into the carpet backing or pad.
Specialty stain treatment can be another example.
The key difference, in my opinion, is whether an additional service is being recommended because your carpet actually needs it.
I don’t believe every customer needs the same package.
Your carpet should determine what needs to be done—not a sales chart.
💬 Ask What Could Change the Quoted Price
This is one of the best questions you can ask any carpet cleaning company:
“Is there anything you might find when you arrive that would cause this price to change?”
A reputable company should be able to explain that.
Sometimes there are conditions that simply can’t be known until the carpet is seen in person.
That’s reasonable.
What I’d want to avoid is receiving what sounds like a complete quote and then discovering that several routine parts of the cleaning weren’t actually included.
A good estimate should reduce surprises—not create them.
